and two house sales in Washington, D.C., and Arlington, Virginia from 2003 to 2007.
Felicia's
services are characterized by attention to detail, extensive research and analysis, personal attention and commitment, and
shrewd negotiation. In all my housing transactions I felt I got the best price and contract--from both the seller and buyer
standpoint--even recently in this very uncertain real estate market.
During the summer of
2006, I sold an investment property in Brookland. I was determined to get within a few thousand dollars of my asking price,
although the market was taking a dive at the time. She worked patiently through four contracts and in about two months, through
Felicia's capable handling, I was able to achieve my goal.
In February I sold a house on
Capitol Hill within a week and for $15,000 over the asking price--and, frankly, $30,000 more than I realistically thought
I could get given what was happening with similar houses in the area. This, in the middle of a winter freeze.
In my most recent transaction, which was finalized just three months ago, I purchased the most spectacular house
in a wonderful setting. This involved a process that spanned at least nine months of intensive neighborhood research, house
hunting, market considerations, personal reflection, and discussions with Felicia about lifestyle options and what, as Felicia
puts it, would be "a reason to move."
Now I live in a more beautiful home and neighborhood

In 1997, my husband
and I decided that we wanted to buy a condo in Dupont Circle with a budget of $150,000. I called several agents from newspaper
ads and met them at open houses and all of them, except Felicia, thought it was a ridiculous notion to find something for
$150,000 in Dupont Circle. With Felicia, she listened to our needs and showed me six two-bedroom condos in Dupont Circle for
$150,000 or less! We picked a condo half a block from the circle itself and that started the ball rolling on our real estate
adventures.
